Leasing Services By default, we check employment and landlord references on prospective tenants. You are welcome to use any restrictions on rentals, such as no-pets or non-smokers. We start advertising as early as 5 weeks out depending on notice dates. We take on both furnished/unfurnished rentals and our minimum lease term is one year. Services · Leasing on annual basis or as required · Contract for term of tenancy · Digital Pictures of Property · Advertising your Property (Owners expense) — Using newspapers, Internet, rental guides, contacts within the relocation market · Showing your vacancies by a NuView representative · Comprehensive Tenant Screening verifying employment, banking, and previous landlord information as well as credit checks · Signing of Lease Agreements · Deposit of Monthly Rent Collection (Owners paid out between 1st and 5th of each month) · Move-In/Move-out Inspections · Lease Enforcement and Evictions · Management Fee — Deducted from the gross rental income on monthly basis · Banking — Deposit of net rental income to your bank account on monthly basis · Insurance — Rental insurance policy (blanket policy) is available at a reasonable cost · Payments — Insurance, repairs paid from gross monthly income · Easy to understand, itemized Monthly and Annual Account Statements
Fees
· Monthly Management Fee at a minimum of $100.00 per month · 10% of monthly rent for residents of Florida · 12% of monthly rent for non-residents of Florida · $250.00 one-time setup fee · $250.00 leasing fee We require an initial $250 deposit to our escrow account to offset outside advertising charges.
